Just Be Good To Me AKA Exception to the Rule Syndrome

Remember the song, Just Be Good to Me by S.O.S Band? Well that is the problem with most women. I’m sure you’re wondering why I’m saying this, but as you read, the reason will reveal itself.

I was recently reading about a popular and beautiful actress who left her husband after she alleged that he repeatedly beat her. Since their split she and her ex-husband have been interviewed by different media publications and he had vehemently denied her allegations. He in turn accused her of dumping him when she received a lucrative brand endorsement deal. He alleged that she let the money go to her head after he had given her pivotal advice in the beginning of her career that propelled her to reach her present success level.
Well, as you know, time always tells who is telling the truth and time has told on him.

As you know, so many women are desperate to get married, so even though all the atrocities he committed was in the media for anyone who cared to check on his past to see, another woman turned a blind eye to this critical flaw in who he is and married him. She was definitely singing the song, Just Be Good to Me, especially the lyrics that state, “I don’t care about the other girls, just be good to me” as she walked down the aisle …

As a matter of fact, his relatively new bride is a self sufficient US based US citizen of Nigerian nationality. She is a very “desirable package” to the average Nigerian man based in Nigeria, so the wife batterer of a guy jumped on this desirable package quickly. He might have also gotten married so soon after his divorce to negate his being labeled as a batterer by his ex-wife. The bride smiled happily as they got married in a white wedding in Nigeria even though the ink on his divorce papers was still wet. Little did she know that she was signing up to become his punching bag.

As the Yoruba saying goes, “The whip used on the first wife is in the attic awaiting the second wife.” So as you guessed, he soon began beating his US based wife and she has been threatening to leave him permanently even though they are currently separated. As a Yoruba girl, I know she is not going to leave him so soon. She will stay for some more years of battery as she goes to one church after another attempting to pray his punching demons away, and repeatedly reports him to his family members for the atrocities he commits against her, while having a couple of kids by him, so that at least she will have some kids to show for their married years together, since that is the focus of most Yoruba marriages…

As far as I’m concerned, it serves her right because she is suffering from “Just Be Good to Me Syndrome ” AKA “Exception To The Rule Syndrome.” Many women think a man who consistently does something bad to another woman won’t do it them because they are “special” or “an exception to the rule,” only to find that they are treated worse and are left in a worse position that the first woman who faced the same situation with the same man.

Women should stop being emotional thinkers, start thinking logically and face reality. If a man is a batterer, switching partners won’t help him. The next woman will just become his next victim. What he needs is serious counseling to deal with his issues, time to mature out of his youthful foolishness and serious anger management coaching to learn how to manage his anger.

However, I know women won’t listen. Even if he and his second wife split up, another Nigerian woman will be too happy to have him ignoring his battering tendencies. Nigerian women will put up with a lot just to be married and be “Mrs. Somebody.” The naïve will keep thinking they are “special” and there’s something they can do to help the situation the previous ladies didn’t do. Unfortunately, time will teach them the lesson that there are no exceptions to the rule.

Before I became an event planner and I attended lots of events,
from Weddings to Bar Mitzvahs and I never used to pay attention to the details,
everything just looked pretty and I was just enjoying the festivities. This past weekend I attended a friend’s wedding and I noticed a lot of things that I never would have noticed before. The linens were not covering the table legs and they were wrinkled. The flower centerpieces were clearly too small for the table size and most importantly the room lacked in ambient lighting. I said to myself with my new trained eye, that this is not acceptable to me; the bride clearly did not get top notch décor service and lighting. I wish I would have known ahead of time, I definitely would have made a difference.

Ladies that is why planners are so important to hire, because they know how to bring your wedding space to the ultimate level of perfection. This is clearly one of the most important days of your life; do not leave it to chance.

Since the day I woke up and started planning events, I have learned to train my eye to a whole new world of details. It’s the small details in making an event that will stand out with a flawless presentation.

A good planner looks at the space, the placement and of course the design, but most importantly that special little detail that will make you stand out from the rest. Whether it’s your chair placement; the linen length is perfect or just making sure your centerpieces
are perfectly symmetrical with the tables. Finally the room cannot talk to you until you have the proper lighting in place.

As folks return home from summer vacations, our industry gears up for the rapidly-approaching fall season. Summers are an opportunity for us to regroup, reorganize and recharge our batteries, because when Labor Day passes, Gala is full steam ahead. This year, even with all its difficulties and unusual economy-related phenomena, is no different.
To kick off our fall season, we have redecorated our showroom – actually, we’ve decorated our entire warehouse! Gala is opening its doors on Tuesday to several industry guests and we’ve dusted off and have on display bunches and bunches of our themed décor and decorations. Last week was quite a week (it had to be one of the hottest and most humid of the summer) as our whole team sweated through our work clothes pulling together several vignettes to showcase several of our fantastic bars, tables, drape, and assorted other décor elements. We now have a Holiday Bay in the floral area, a Wedding Feature near our Pepsi machine and a Mack Truck Bar in our conference room. It’s been quite a transformation.

Fashion's Night Out

When asked how we should help stimulate our economy you might answer with more jobs, tax cuts or increased aid to struggling localities. Well, how about with events?

Fashion's Night Out is a worldwide event that strives to boost the global economy through the fashion industry. U.S. and International editors of Vogue coordinated celebrations in their respective fashion capitals in hopes to aid customers lacking confidence in the fashion and retail industries. On September 10th, over 700 retailers and designers across the five boroughs of New York City participated in the event. Neither tickets nor invitations were required to attend any of the Fashion's Night Out activities. Retailers implemented creative ideas in order to promote the fun in shopping once again. For example, shops in Brooklyn surprised customers with a pop-up block party and cook-off. Celebrities such as Justin Timberlake, Blake Lively, and Victoria Beckham made guest appearances at stores throughout Manhattan. In addition to encouraging retail shopping, proceeds from Fashion's Night Out t-shirt and tote bag sales went to a charity benefiting a 9/11 rehabilitation project.

Hopefully worldwide events like Fashion’s Night Out will become a means of breaking out of our current economic recession, while having a lot of fun at the same time!

It’s beginning to feel a bit like spring but it was just a few weeks ago we were buried up to our knees in snow! The weekend of February 6, 2010 is not one anyone at Gala will soon forget. With record breaking amounts of snow, closed roads, freezing temperatures and some fabulous vendors we all survived the ‘snowpocalypse’ of 2010 and our bride and groom JoAnn and Daniel were still able to have their wedding. Knowing early in the week what Mother Nature might have in store, we set off for Annapolis not knowing quite what to expect except that the show must go on!
Despite the harsh reality check we all awoke to on Saturday morning JoAnn and Daniel proved to everyone that there was nothing that could stand in the way of their wedding. We were having a wedding, minus about 300 guests. What we faced that weekend is truly a testament to who we are in this business and what we can do when faced with adversity- even if a tree falls through the roof of the tent! When you have a team of exceptional vendors who all are truly invested in making this the best event possible-regardless of the conditions. We definitely gave this couple an experience they will never forget.

What's Your Point of View?

Have you ever gone into a bar or club and had just a horrible night, only to return a few months later and have a completely different experience? Or what if your original experience wasn't terrible, but it wasn't worth another visit for...oh, a few months. Well this is what happened to me this past week in DC.

If you recall from early last summer, I checked out the newly opened W Hotel and POV Lounge. My experience wasn't horrible. But there were some bumps and bruises from that visit and I frankly haven't had any real reason to return. Granted, Dan K. and I have made stops in the W Hotel lobby for a drink or two. But it wasn't until last Thursday that we returned to the rooftop terrace and lounge of this swanky DC hotel. My impressions have changed.

The first notable element of change is that the obnoxious lines trying to gain entry to the elevator upstairs are gone. This was a Thursday night, so it's possible you could find a line on Friday or Saturday night. But remember, it was a Wednesday night when I encountered close to 50 people dressed to impress waiting for their chance to experience the ultimate DC point of view. The next element of improvement was a staff prepared for anything. We were escorted upstairs, taken to the terrace, offered a place to sit and even offered drinks before I could take off my coat. This was a major change from the first week where POV couldn't decide if they wanted to be a velvet rope club or a tapas restaurant. Clearly, POV has accepted its role as a smooth character on the DC lounge circuit and the composed attitude reflects that.

Another stand-out element from last Thursday was one of the best Bailey's and coffee I've ever had. Dan K. asked me, "how could they mess that up?" I replied..."simple, bad coffee." This particular drink is made with a very smooth bean and brewed at what had to be the perfect temperature. I know it was late, but I ordered two.

POV has also added great music. DJ 2-Tone was spinning a groovy down-tempo hip hop that fit perfectly with the lounge mood. Honestly folks, sitting there sipping my coffee with soulful hip-hop feeding my ears while the Washington Monument stood brightly out the window next to me was a nocturnal dream come true. It was like taking a vacation from the usual high-energy K Street rat race and finding yourself at a rooftop oasis surrounded by history. Is there a better setting for this stuff or what?

The two photos in this post reflect what I saw that night. They reflect what POV has become since opening and what POV was destined to be. They reflect a beautiful rooftop lounge in a beautiful hotel with the best point of view in our city.

Janet Jackson once cancelled her tour because of a migraine a while ago, but some said it was because of low ticket sales. Lady Gaga has just cancelled hers for a hip problem. We kind of should have seen that coming because of all her gyrations, dance moves and those shoes she sometimes wears that are terrible for her back and hips etc.

Girlfriend needs to take things easy, but Wendy Williams put it out there today that it may be because of low ticket sales that this “hip problem” came about... Are low ticket sales being masterfully disguised as ailments for recording artists now? Wonders shall never cease… Is her illness questionable and convenient? I guess we will never know nor do we need to know…

However, this is a warning to ladies out there who wear the highest and most uncomfortable shoes they can find and can barely walk in. You might like it, but your body doesn't and one day, you may just end up on an operating table paying for it with a hip surgery.

JBG's 13th and U Street Project Moving Forward--But Sans Hotel

JBG launched big plans for a U Street hotel sometime around 2007 that have been percolating ever since.  But now that the hotel idea has been scrapped, plans to build an apartment building on the site have picked up speed and construction may begin as early as next summer.

The hotel idea was tossed out in early 2012. In its place at the corner of 13th and U streets will be a large residential building designed by David M. Schwarz Architects that will hold around 138 units and include ground floor retail. After many months of community meetings, JBG finally submitted a PUD to the Zoning Commission in September; earlier this week, the commission held an initial hearing action and deemed the project ready for a public meeting. That will probably occur in early March 2013.

It’s been a very long road that’s nowhere near done. A first round of meetings earlier in the year with the U Street Neighborhood Association, ANC 1B’s design committee, and the full ANC led to the developers making some substantial adjustments to the eight-story building: its height was lowered to 86 feet, the seventh and eighth floors were set back by 5-6 feet, and plans for a rooftop pool were eliminated in response to neighbors’ concerns about noise.

That was the plan delineated in the PUD. 

Once the basics of the building’s shape and contents were worked out, JBG representatives met with neighborhood groups again to discuss the project’s design elements. Those have also been fully approved by the community, and an initial hearing with the Historic Preservation Review Board is scheduled for next Thursday.

As for design, the project won’t need to incorporate any historic facades; the site is currently home to a bland, low-slung strip that holds a Rite-Aid and a Pizza Hut. “But we do need to design a building that’s in context with the historic neighborhood,” said Leary. The resulting design is a classical-style building that led one zoning commission member to remark on the building’s unusually ‘historicist’ look. That was intentional, explained JBG reps, who said that Schwarz has gone to great lengths to look at precedents in the neighborhood and incorporate them so that the building looks as though it's been there for years.


All of the units—a mix of one- and two-bedrooms—will most likely be rentals and will include 12 affordable units that fulfill the District’s inclusionary zoning requirement. At an average of 970 square feet, the units will be a bit bigger than those typically found in new high-rise buildings. “We’re serving a different market—more of a mature renter-by-choice who wants to stay in place,” said James Nozar, a development manager for JBG.

As far as retail goes, the company hasn’t decided on the exact balance yet. So the only element fully in place is the Rite-Aid, which will return to its corner spot after construction is finished.

Some of the meetings that occurred this year between JBG and the neighborhood were an effort to determine the project’s community benefits package. In the end, the PUD submission contained a general clause that JBG would contribute $600,000 for amenities like streetscape improvements, alternative transportation options such as Capital Bikeshare or Zipcars, establishment of a business improvement district, and school or recreation programs. Exactly how the funding will break down will become clearer once the zoning commission's public hearing occurs.

JBG reps say a mid-2013 groundbreaking is possible, but construction is more likely to begin in the third quarter of next year.

It's All Gone Pete Tong

I recently got around to posting a few more galleries on my site and wanted to share with you this collection from a night with Pete Tong at Glow.

For those not familiar with Tong, his work transcends many years of dance music artists and styles. As a DJ, Pete has graced the decks of the best clubs and festivals worldwide. As a producer he's assembled the music for many different soundtracks and was the inspiration behind the hit film "It's All Gone Pete Tong."

Pete's success as a broadcaster, clubland DJ and music industry maven is his ability to create a balance between credibility and commerciality and is not afraid to drop the hits on the decks. "People forget it's entertainment," Pete explains. "I wouldn't be doing this if I couldn't champion new music, but a mix is the key. And it's supposed to be fun."

I was pretty excited to see Pete for the first time because he's a name I've become familiar with through the BBC-One essential mixes. I can't even begin to tell you how many DJ mixes I've listened to with the BBC (Radio)-One call sign announced. You almost begin to expect to hear it while listening to any dance music mix.

I wish I could say I was as excited about the images I captured from the evening. I like some of the color in these shots, but I was very disappointed with the clarity and sharpness of the photos. I've been over-thinking my nightlife photography, trying to use different techniques to pull out more color and style in my shots. What's happened is that I'm getting vibrant the color but losing some of the crisp and clean, noise-free shots I've captured on recent outings.

The following are some of the better images from the gallery. To be perfectly honest with you, the best shot came during the opening DJ set. I had everything set correctly and just got a little happy with my exposure settings throughout the night. I really can't wait to get back out and continue to refine my nightlife style and try to correct some of my mistakes in these shots. In the meantime, enjoy these photos and please let me know what you think.

Or what if your original experience wasn't terrible, but it wasn't worth another visit for...oh, a few months. Well this is what happened to me this past week in DC.

If you recall from early last summer, I checked out the newly opened W Hotel and POV Lounge. My experience wasn't horrible. But there were some bumps and bruises from that visit and I frankly haven't had any real reason to return. Granted, Dan K. and I have made stops in the W Hotel lobby for a drink or two. But it wasn't until last Thursday that we returned to the rooftop terrace and lounge of this swanky DC hotel. My impressions have changed.

The first notable element of change is that the obnoxious lines trying to gain entry to the elevator upstairs are gone. This was a Thursday night, so it's possible you could find a line on Friday or Saturday night. But remember, it was a Wednesday night when I encountered close to 50 people dressed to impress waiting for their chance to experience the ultimate DC point of view. The next element of improvement was a staff prepared for anything. We were escorted upstairs, taken to the terrace, offered a place to sit and even offered drinks before I could take off my coat. This was a major change from the first week where POV couldn't decide if they wanted to be a velvet rope club or a tapas restaurant. Clearly, POV has accepted its role as a smooth character on the DC lounge circuit and the composed attitude reflects that.

Another stand-out element from last Thursday was one of the best Bailey's and coffee I've ever had. Dan K. asked me, "how could they mess that up?" I replied..."simple, bad coffee." This particular drink is made with a very smooth bean and brewed at what had to be the perfect temperature. I know it was late, but I ordered two.

POV has also added great music. DJ 2-Tone was spinning a groovy down-tempo hip hop that fit perfectly with the lounge mood. Honestly folks, sitting there sipping my coffee with soulful hip-hop feeding my ears while the Washington Monument stood brightly out the window next to me was a nocturnal dream come true. It was like taking a vacation from the usual high-energy K Street rat race and finding yourself at a rooftop oasis surrounded by history. Is there a better setting for this stuff or what?

The two photos in this post reflect what I saw that night. They reflect what POV has become since opening and what POV was destined to be. They reflect a beautiful rooftop lounge in a beautiful hotel with the best point of view in our city.

Janet Jackson once cancelled her tour because of a migraine a while ago, but some said it was because of low ticket sales. Lady Gaga has just cancelled hers for a hip problem. We kind of should have seen that coming because of all her gyrations, dance moves and those shoes she sometimes wears that are terrible for her back and hips etc.

Girlfriend needs to take things easy, but Wendy Williams put it out there today that it may be because of low ticket sales that this “hip problem” came about... Are low ticket sales being masterfully disguised as ailments for recording artists now? Wonders shall never cease… Is her illness questionable and convenient? I guess we will never know nor do we need to know…

However, this is a warning to ladies out there who wear the highest and most uncomfortable shoes they can find and can barely walk in. You might like it, but your body doesn't and one day, you may just end up on an operating table paying for it with a hip surgery.

National Women's History Museum Taking Steps Toward Mall Site

If another year is approaching, it must be time for considering another museum on the Mall.  Considering that a museum dedicated to African Americans is currently rising on the Mall's front yard, Martin Luther King got one, Eisenhower's is on the way, and Latinos are vying for one as well, why not a women’s history museum?  There is a coalition of folks who’ve been agitating for just that since 1996.  Having built a comprehensive website and an administrative office in Alexandria, little by little, they’re making some headway in moving to DC’s federal heart.

In mid-September, legislation to establish a commission that would identify a site for a National Women's History Museum was introduced in Congress, sponsored by Rep. Carolyn Maloney (D-NY) and Sen. Susan Collins (R-ME). It’s a relatively small step, but a crucial one if the museum is to be directly on the Mall, the organization’s goal.

“We previously had legislation that did identify a site, but it then came on our radar that there’s another site on the National Mall,” explained Joan Wages, the museum’s president and CEO. “To consider that site, we need Congress to form a commission to study this.” Of course, she admits, “getting something through Congress is a major hurdle. But we’re working with Maloney and Collins’ staff now to see if there’s any way we could get something through the lame duck session or during the first part of next year.”

Wages declined to describe the plot she and the museum’s board have identified, though she did say it’s located on the south side of the Mall. According to Carol Johnson, a spokeswoman for the National Parks Service, the Mall is currently considered "a finished work of art"--publicity about the African American museum touts it as getting the last available spot on the Mall--but that can be overriden by Congress.

The originally-proposed site was at 12th and Independence Avenue, across from the Freer Gallery, but was less than ideal: the spot has a road running directly through it, requiring a building to arch over the roadway and mandating a number of tricky permits.

Eventual plans are fairly ambitious. The concept, said Wages, would be “a world class museum—I think we’d be looking at 200,000 square feet and up.” As for content, she laughed. “There’s hundreds of years of women’s history. I think there’ll be plenty to put in there.” 

But a permanent structure is clearly quite a ways off. For now, the group is gathering support; the organization already has over 50,000 charter members, according to Wages, and almost 50 national organizations representing more than 8 million people have signed on.

Supporters are also closely watching other museums’ strategies; after all, the African American museum also started out as a grassroots movement that took decades to reach fruition.

In the meantime, museum staff are building out the website, which is currently running 22 virtual exhibits about women’s history, such as “First but not the Last: Women who Ran for President.” There’s no shortage of topics, said Wages, adding, “Women’s history is virtually left out of history textbooks today.”

DC's Massive Pipeline Project Being Rethought

Billions of dollars in spending set aside for a massive pipeline project to keep polluted DC water out of area waters could get delayed and re-channeled to more decentralized infrastructure like rain gardens, rainwater harvesting, trees and rain barrels - that is, if DC's independent water authority gets its way.

The sea change in the city's 20-year timeline for cleaning up area rivers will happen only if DC Water can renegotiate a 2005 federal decree to build the full tunnel system.  That consent decree from the Environmental Protection Agency emerged out of a lawsuit over DC's management of runoff in which several environmental groups were plaintiffs.

A decision on the future flow of the city's $4.6 billion Clean Rivers Project could come in the next week or so, a spokeswoman with the city's water authority, The District of Columbia Water and Sewer Authority, or DC Water, told DCMud this week.

"It might shift to a more green solution, or it might be a hybrid of the two: green and gray," DC Water spokeswoman Pamela Mooring told DCMud.  Green infrastructure, here, refers to infrastructure that absorbs or uses water before it enters the sewer system in the first place.  Gray solutions refer to engineering to deal with runoff after it happens - in this case, a massive tunnel infrastructure project to build underground storage tanks for overflow.

The water authority is making efforts to re-focus the Clean Rivers Project for an eight-year pilot "Low-Impact Development" program.  The proposal could emphasize infrastructure like rain barrels and rain gardens instead of pipes that have been the mainstay of water channelling.  DC Water says that approach - if it proves successful - could render two future pipelines, planned to keep run-off out of the Rock Creek and Potomac waters, obsolete, possibly saving millions of dollars.  It notes that other cities including Kansas City and St. Louis have already experimented with similar versions of green infrastructure.

Old System, Old Problem

Regardless, consensus holds that the city must do something about its dirty water problem.  About one third of DC's water system was built in the 1800's, before pipe systems separated storm water, or run-off from non-permeable surfaces, from sewage.  That part of the system is called a combined sewer system (CSS), and when heavy rains like those from Hurricane Sandy hit the low-lying city, the CSS can't handle all the water and dumps it - along with sewage - into area watersheds, reducing water oxygen levels and killing wildlife at 53 documented places.

A portion of the pipeline system planned for the Anacostia River is already under construction.  In 2011, DC Water awarded a $330 million contract to a joint proposal from Traylor brothers-Skanska-JayDee (TSJD) to build the first part of the system.  The pipe, 23 feet in diameter, would be laid 100 feet underground and extend 12,500 feet from southwest DC, along the Potomac and under the Anacostia to about RFK Stadium.  Slated for completion in January, 2018, the massive system will hold dirty water from the CSS until it can be piped to the Blue Plains Treatment Plant for processing in dryer weather.  Of the scale of the project, DC Water General Manager George Hawkins called it "absolutely huge." "The machine our teams will use to build these tunnels is the size of a football field," and needs to be assembled underground.

Riparian Repair - "Not a Zero Sum Game"

Although he supports a low-impact development approach, Anacostia Riverkeeper Mike Bolinder said it's an approach that he supports in combination with the full, planned tunnel system.  "In general I love the idea of green infrastructure, but there is a consent decree in place."

Bolinder said yearly sewage overflow into all three DC watersheds amounts to 2.5 billion gallons.

On the money question, Bolinder said the CSS under the city was built in the time of Abraham Lincoln, so it makes sense that replacing it will cost some money.  There is also the cost of maintaining and monitoring the efficacy of low-impact development.  "If they don't maintain rain gardens, they stop retaining stormwater," Bolinder said.  "Then we have the same system that we had beforehand, with a couple of rain gardens."

JBG's 13th and U Street Project Moving Forward--But Sans Hotel

JBG launched big plans for a U Street hotel sometime around 2007 that have been percolating ever since.  But now that the hotel idea has been scrapped, plans to build an apartment building on the site have picked up speed and construction may begin as early as next summer.

The hotel idea was tossed out in early 2012. In its place at the corner of 13th and U streets will be a large residential building designed by David M. Schwarz Architects that will hold around 138 units and include ground floor retail. After many months of community meetings, JBG finally submitted a PUD to the Zoning Commission in September; earlier this week, the commission held an initial hearing action and deemed the project ready for a public meeting. That will probably occur in early March 2013.

It’s been a very long road that’s nowhere near done. A first round of meetings earlier in the year with the U Street Neighborhood Association, ANC 1B’s design committee, and the full ANC led to the developers making some substantial adjustments to the eight-story building: its height was lowered to 86 feet, the seventh and eighth floors were set back by 5-6 feet, and plans for a rooftop pool were eliminated in response to neighbors’ concerns about noise.

That was the plan delineated in the PUD. 

Once the basics of the building’s shape and contents were worked out, JBG representatives met with neighborhood groups again to discuss the project’s design elements. Those have also been fully approved by the community, and an initial hearing with the Historic Preservation Review Board is scheduled for next Thursday.

As for design, the project won’t need to incorporate any historic facades; the site is currently home to a bland, low-slung strip that holds a Rite-Aid and a Pizza Hut. “But we do need to design a building that’s in context with the historic neighborhood,” said Leary. The resulting design is a classical-style building that led one zoning commission member to remark on the building’s unusually ‘historicist’ look. That was intentional, explained JBG reps, who said that Schwarz has gone to great lengths to look at precedents in the neighborhood and incorporate them so that the building looks as though it's been there for years.


All of the units—a mix of one- and two-bedrooms—will most likely be rentals and will include 12 affordable units that fulfill the District’s inclusionary zoning requirement. At an average of 970 square feet, the units will be a bit bigger than those typically found in new high-rise buildings. “We’re serving a different market—more of a mature renter-by-choice who wants to stay in place,” said James Nozar, a development manager for JBG.

As far as retail goes, the company hasn’t decided on the exact balance yet. So the only element fully in place is the Rite-Aid, which will return to its corner spot after construction is finished.

Some of the meetings that occurred this year between JBG and the neighborhood were an effort to determine the project’s community benefits package. In the end, the PUD submission contained a general clause that JBG would contribute $600,000 for amenities like streetscape improvements, alternative transportation options such as Capital Bikeshare or Zipcars, establishment of a business improvement district, and school or recreation programs. Exactly how the funding will break down will become clearer once the zoning commission's public hearing occurs.

JBG reps say a mid-2013 groundbreaking is possible, but construction is more likely to begin in the third quarter of next year.

It's so unfortunate that people meet, get together, hang out, court, and form permanent relationships, such as marriage or live together, and never have a conversation about their sexual likes, dislikes, needs, wants, or fantasies and over time tensions develop especially when one partner tries to introduce the other into new sexual experiences. Some partners feel they are being forced into sexual situations initiated by their partner. For example, there's a love letter on my blog about a woman complaining about that. In a recent survey, it was discovered that 5-15% of normal healthy couples’ sexual experiences are dissatisfied or dysfunctional. Is that you?

Gina is a Washington, DC area professional who has been married for 20 years. She was on the 50 shades of Grey show we did last year and showed she has some expertise in this area because she talked about keeping passion in relationships.

Some couples never talk about their sexual desires or what turns them on. It is taboo and they try to have a satisfying and functional relationship in spite of that. Imagine that? How can that occur when the person doesn't know who you are, what you feel, your erogenous zones, and what you like or don’t like? You can't have a great and fulfilling relationship if all of these things are not discussed.

Communicating comes from day one in a relationship. You just don't wake up and start communicating, especially not about sex. They don't want to offend their partners by expressing their likes and dislikes, and maybe they should start with what they like. If you are silent for so long and then you say something it becomes questionable. If you have a partner that doesn't listen to you that's an issue that occurs both inside and outside the bedroom, so from day one we should state likes, dislikes, and preferences, so that over the years you are satisfied and comfortable with the relationship you have.

You should be communicating all along beginning at the dating phase. You have to have deep conversations, share, and let them in, so they can know you. There are many parts of relationship conversations but discussing your sexuality and sexual preferences is very important.

1. Develop positive and realistic sexual expectations. Know that TV, romantic movies and porn aren't real. You will come to realize that truth is more satisfying than fiction.

2. Know your sensual and sexual options. Sex is not synonymous with sensuality. Intercourse is not the only option. There are many more. There are broad and flexible feelings and situations that can be utilized.

3. Communicate your sexual desires and know the preferences, you and your mates have. Be open to each other’s needs, wants and preferences.

Traditionally, men prefer mutual, multiple and visual stimulation and focus on arousing their partner, and being orgasmic during intercourse, while women prefer mutual, multiple, and self-enhancement stimulation

In every relationship there's compromise, but if it pushes a person beyond whom the person is, then that's not right. When you know who you are and vice versa that makes for the best type of relationship, but if a relationship compromises who you are that's wrong and no one should have to endure that.

Caller: I am married with 3 kids and bringing in erotica or things outside the box can be a plus. Before marriage I was interested in the swing thing.

Host: Do you mean a threesome?

Caller: No. I mean swing parties. I wasn't sure she'd be interested, so I pulled it up on the computer for her to see and we started to discuss it. It opened up a Pandora’s box, which was good and I gradually introduced her to it.

Host: What made you consider that?

Caller: It was before I met my wife. I had participated before we got together. She was open to it and it worked out well. I just decided to share it with her instead of sneaking around and getting caught or taking someone else.

Host: Being open and honest worked out well. In some situations it could have gone differently.

Guest: It's a discussion that involves the two partners and no one else. If both of them agree then it is ok.

Host: Some people would not have been interested in it and some would find it offensive. They worked on it for a while as a couple and she came around to it.

Guest: A couple has to determine what's ok and what's not ok. He gradually introduced them to it. To be in a relationship they already had common interests, which is one of the reasons we should choose a mate. It is a level of open-mindedness. He probably thought she would be open to it. Maybe not that particular act directly, but something similar.

Understanding one's sexuality and that of one's partner is a core element in any couple's satisfaction and in creating, maintaining and having realistic expectations of their sexual relationships, which includes sexual style. The components of which are:

1. Intimacy: The word means "into me see." So, you have to reveal yourself and let people in, for them to be intimate with you.

2. Eroticism adds to that. What makes you feel good including touch, arousal, sexual desires, and orgasms?

It is also good to note that the second part doesn't work if the first part doesn't exist.

People misunderstand intimacy. It is very broad and covers a huge area including considerations, touching, perceived appreciation, self-understanding. That's the first step to knowing who you are. Also, how they are supporting and communicating with you. How they understand you or do they even understand you and is that ok with them or they have a box they have mentally put you in.

Host: You don't help them get you. You don't share your hopes, dreams, fears and desires. You expect them to just automatically know you. You have to be willing to be vulnerable and let people know you.

Caller: We are open-minded and it started the approach with me saying, "I'm into this. Would you like to be part of it? It was an honest communication. I asked her the wildest thing she did in college which was a segue into being comfortable about knowing her fantasies. A lot of it has to do with maturity which I didn't possess at a point in my life. When I became more mature I didn't force anything on her. I introduced it in a nonthreatening way. When I was younger, I just backed my partners against the wall.

Guest: Respecting others’ rights, personality and who they are is very important. If you genuinely like someone as a person, you will respect their boundaries, not forcing anything on them, but you can make them aware of what you like so they can partake of it if they choose to.

Host: In the book 50 Shades of Grey he slowly introduced her to it. It wasn't forced and she was able to decide if she wanted to participate or not.

Guest: A lot of people can easily communicate things they want in other areas except their sexual beings. Some people are conditioned that sexuality is a taboo topic. That's why we want to get it from movies, porn or on the internet, but we don't want to discuss it with our partners sitting right next to us.

Caller: I can improve more on the foreplay aspect. Men take the foreplay for granted but the reality is that just like your car needs to be warmed up before you drive it off, women need to be warmed up.

Guest: Foreplay starts outside the bedroom. For example, if I'm in the kitchen, he touches me and we hold hands in public. We don't act like we are neighbors all day then we get into the bed and then he grabs me.

Host: It's the whispers, the rubbing of the back, the pat on the backside that happens all day long that build up to the bedroom. Also using nicely scented scents, oils, and candles as pre-foreplay to create the mood is important. In the book Discovering Your Couple Sexual Style: Sharing Desire, Pleasure and Satisfaction by Emily and Barry McCarthy, there's a survey you should take. Kim Catrall of Sex and the City and her ex-husband, Mark Levinson also wrote a book titled Satisfaction: The Art of female Orgasm. It is very graphic, but it has foreplay in it. She shares that her and her husband were having a satisfying sex life and discovered their friends weren't so they decided to write the book about it.

One way to know yourself is through touch such as massaging yourself or your partner. Being in touch with your erogenous zones and sharing it with your partner is very important in a relationship.

Caller: I agree with the caller. It's ironic that all the callers so far today are men. It reinforces the fact that men are more willing to share about this topic than women. If people are more open and honest from the beginning things will be better. How you start is how you should continue. If you don't express what you expect, who you are, what you like or don't like then the relationship will fail. More women will be silent and wait it out. They say, "I'll hint for them to make a change."

Host: Do women in the British Virgin Islands have the same sexual attitudes as women in the US.

Caller: The Virgin Islands is a "Christian" society so no. I married a lady from the US. She is from Maryland. When we met, we hit it off and got into each other. Sex was always a big thing for me. I'm a big sex addict but only with the one I'm with.

Host: There's a difference between having sex and making love and people confuse the two.

Caller: Anything I engage in, I want my partner to engage in also, but I want her to be comfortable, so we can be comfortable with each other. We like to have different experiences. We travel. We do new things. We agree to not have relationships outside our relationship. Whatever it is we want to do, we discuss it before we engage in it. We did some things with others who were respectful and when we reached our limit that was it. We use handcuffs. I like it when she puts her hands around my throat. She's a gorgeous woman. She comes back with new stuff each time she comes to Maryland. We did a photo shoot titled Sex, Intimacy & Love Never Dies for the health department here. We are considered the middle age couple in the shoot, because we are in our 40s and you see the poster everywhere. People tease us about it and ask if the "sex, intimacy and love" have died and I respond by saying, "Of course it has not!"

Host: That's a great combination. We appreciate you!

Caller: Please get some more women to call. We need their perspective on this.
Host: We will.

Caller: I have been married for seventeen years and our communication is currently non-existent.

Host: What happened? Have you stepped out on her?

Caller: Yes I did. We tried to work through it, but there's still a lot of mistrust.

Host: Did you receive counseling?

Caller: We received counseling through the church.

Host: You didn't go to a professional?

Caller: We did and we're still working on that but it's not helping. It is to the point where she wants us to use condoms. This is a woman I have been with for 17 years. How do we go back to where we were?

Host: You violated her trust immensely. Your wife has Post Traumatic Stress Syndrome (PTSD). It's not something she can get over just like that.

Writer’s Note: Cheaters always want their partner to move on and forgive and forget what they did but it’s not that simple. By nature many men are selfish and self-centered, so it’s easy for them to want that because it’s to their benefit. I would definitely advise that wife to use condoms with him if she wants to live a long and sexually healthy life. This isn't a trustworthy man. If/when he steps out on her again and gets infected with an STD or AIDS, he will bring it right back to his wife, infect her, derail her life and then he will be like it is what it is she should have used a condom. When it comes to sex men are often very unreasonable, so such decisions should not be left to them. Many men just want their sexual needs met to the detriment of others. It takes strong and wise females to deal with them effectively. If this woman is not careful and does not practice only safe sex with him, his actions will ruin her and she will have no one but herself to blame for the consequences she suffers. African-American women in relationships are now the highest rate of HIV infections in the US.
